How to play

  • Click a green โž• plot to open a store. The menu shows what each store sells, how much rent you earn from a sale and what it costs.
  • Shoppers arrive with wishes: toys, clothes, hobbies, gadgets, treats, food, sports or fun. The more kinds of store you have, the more shoppers come and the happier they leave.
  • Build restrooms early. Shoppers who have been in the mall a while need them, and get grumpy if there are none.
  • Click the blue pads in the walkway to add benches for tired shoppers, litter bins, planters and fountains.
  • Food places create litter. Click litter to sweep it up, or hire a cleaner in the Grow panel. A dirty floor lowers your rating.
  • Click a store to see how much rent it has made, upgrade it to level 2 or 3, or close it.
  • Open floors 2 and 3 in the Grow panel. Shoppers ride the escalators up. Use the 1, 2, 3 and All buttons to look at each floor.

Build your own shopping mall

Mall Tycoon is a free 3D tycoon game where you own a brand-new shopping mall with nothing in it. The floors are polished, the escalators are running and the car park is full of empty spaces, but every plot is bare. You decide what opens where: a toy store next to the candy shop, a food court by the entrance, a cinema at the far end to pull people through. Then you open the doors and watch the shoppers arrive.

Each floor has eight plots along a wide walkway, four on each side. Stores are built in seconds, each with its own look inside: shelves of colourful toys, racks of clothes, rows of arcade cabinets glowing in the dark, pizza counters with little tables and chairs, and a cinema with a big screen and rows of red seats.

Collect rent from every sale

You don't run the stores yourself: you are the landlord. Every time a shopper buys something, the mall takes 40 percent of the sale as rent, and you see the coins pop up over the store. Bigger stores like Game & Tech and the Sports Store earn more per sale, while candy and ice cream are cheap to build but earn a little less. Upgrading a store to level 2 and level 3 makes it bigger and shoppers spend more there.

The Best stores panel under the game shows which stores have earned the most, so you can see what is working and upgrade your stars.

Keep the shoppers happy

Shoppers arrive with a list of wishes, such as toys and food, or clothes, gadgets and something fun. If your mall has a store for each wish, they are delighted. If not, they wonder out loud why there is no bookshop, and your rating drops. The more different kinds of store you have, the more shoppers come through the doors.

A long visit makes people tired and in need of the restroom, so restrooms and benches matter even though they don't earn rent. Planters and fountains make the walkways look lovely, and shoppers notice. Food places create litter, and litter lying around makes everyone a bit less happy. Click it to sweep it up, put litter bins nearby to cut down on mess, or hire a cleaner with a mop who works all day.

Three floors, escalators and a cinema

Once the ground floor is busy, open the second floor, and later the third. Shoppers ride the escalators up to find the stores they want, so a great store upstairs pulls people through the whole mall. The floor buttons let you look at one floor at a time, like a cutaway doll's house, so you can build on the lower floors without the upper ones in the way.

The cinema is the biggest build in the game. It takes two plots side by side and costs a lot, but it is a huge draw for shoppers looking for something fun.

Three ways to play

Career mode runs day by day from 10am to 9pm, with busy lunch and after-work rushes. At closing time you see the rent you collected, what you spent on building and your rating, and the next day carries on with everything you built. Nine career goals, like opening a food court, building a cinema and filling every plot on three floors, each earn a star, and stars unlock new mall styles.

Grand Opening gives you $6,000, two floors and five minutes to welcome 150 shoppers. Free Play hands you $50,000 and stops the clock so you can build the mall of your dreams.
